PORTFOLIO MANAGER (Finance)



Position Summary

The Portfolio Manager is part of a team of Senior Managers responsible for the overall administration of the daily management of large complex parking operation with a number of garages and/or surface lots. This position delivers company, client and customer expectations by ensuring the locations within his/her portfolio are operating in accordance to company policy. This person will direct, and develop a team of employees that may include Operations Managers, Assistant Operations Managers, Shift Managers, and Facility Specialists. This person should demonstrate leadership and be willing to drive positive change; participate in and support

learning organizational objectives.

Essential Duties and Responsibilities

• Provide direct supervision and lead a team of managers who oversee the operation of a portfolio of locations.

• Ensures the daily operations within his/her area of responsibility, perform in accordance of company policy by ensuring each location is properly staffed.

• Works with upper management and the client to ensure revenue opportunities are maximized from both a transient and contract parker perspective.

• Ensure revenue controls, processes, and procedures are documented and followed for each facility.

• Conduct and document project audits of revenue control procedures, staffing requirements and customer service standards.

• Monitor performance and adhere to the approved budget for each facility. This includes proactive management of client expectations.

• Ensuring financial goals are met by developing and implementing plans to increase revenue, maximizing operational efficiencies and meeting the overall performance goals for each project.

• Provide direct supervision and leadership to a team of employees responsible for the daily operations of projects and facilities.

• Establish annual and periodic performance and development goals for the members within the portfolio and evaluate performance against established metrics.

• Ensures all facilities within the area of responsibility operate in accordance with company policy including revenue control, equipment maintenance, proper and accurate signage and internal audit scores.

• Maintain awareness of market trends that are pertinent to the portfolio.

• Continually improve Colonial's professional relationship with its' Portfolio clients.

• Attend meetings with property's clients and respond to their special requests on an as needed basis.

• Responsible at all times for reviewing, understanding and acknowledging in writing when requested, the company provided policies and procedures that directly support completing my required work duties.

Non-Essential Duties and Responsibilities

• Other special projects as directed by the Vice President General Manager.

Minimum Job Qualifications

• Bachelor Degree in General Business or related field.

• Minimum of four year with operational and leadership experience in the parking or related industry, including revenue control and reporting.

• Established experience in Microsoft Office Products including Word, Excel, Power Point, and Outlook.

• Excellent oral (including formal presentations) and written communications and comprehension skills, required.

• Possess a valid Driver's License.

Qualifications Desired

• Background In the parking industry in a supervisory role within a private operation organization strongly desired, but not required.

• Ability to source new business opportunities for company consideration is desired. Scheduling shifts to meet daily operational needs strongly desired but not required.

Performance Standards

This position will receive an annual performance review from the direct supervisor to discuss actual performance as compared to company stated expectations and agreed upon job related

performance goals for the upcoming year.
