Position Purpose

Oversee the affiliate's land development activities and the work of general contractors from municipal land development permit approval through community close out, ensuring projects are on time, within budget, and meet all regulatory and permitting requirements.  Additionally, the Land Development Project Manager is consulted on land purchases, civil engineering documents, and works very closely with New Construction on finished lot turnover. Position will have a supervisory role over infill lot preparation and two site prep supervisors.

Essential Job Functions

  • Oversee construction of land development communities to include road, drainage, utilities and landscaping in preparation for individual lot prep and vertical hand off.
  • Schedule preconstruction meetings and facilitate NOI for land development.
  • Provide site inspections to identify project status, progress, and risk management.
  • Maintain budgets, development schedule, and oversight.
  • Coordinate and communicate with primary engineer and other consultants during active land development projects.
  • Perform final walks with municipalities for developments and remedy punch list items for close out and hand off to the HOAs.
  • Coordinate contractors and inspectors for completion of land development work.
  • Order and track as-builts, plats, and bonds.
  • Work with utilities to ensure schedule and installation.
  • Maintain development timelines.
  • Process pay apps, change order and code per budget.
  • Coordinate site safety for contractors and any public accessing the site.
  • Manage site erosion control program
  • Participate in estimating land development projects.
  • Other duties as assigned in alignment with a land development project manager.
  • Cultivate relationships with general and subcontractors to increase contractor pool and potential project bidders

Required Experience, Skills and Abilities

  • Bachelor's Degree in Civil Engineering, Architecture, or related field; or commensurate experience to meet position requirements.
  • Previous experience in the homebuilding industry
  • Previous supervisory experience with the ability to optimize staff resources
  • Strong verbal and written communication skills with the ability to be assertive with vendors, consultants, and contractors to meet affiliate goals, deadlines and budgetary requirements.
  • Ability to drive efficiency and be proactive in refining land development processes and project management.
  • Excellent Project Management Skills
  • Ability to read surveys, plats, and construction documents – structural, architectural, and other relevant technical plan sets.
  • Strong understanding of zoning, permitting, and regulatory rules.
  • Strong technical skills to include Excel, project management platforms, SmartSheet
  • Strong collaboration and relationship building skills with contractors, vendors, team members, municipal staff, internal staff, the homebuilding industry and land development peers.
  • Ability to be field based 40% or more time in the field between sites in the affiliate's service area - Iredell, Mecklenburg and Gaston counties.
  • Office location would be Woodpark Blvd in Charlotte
  • Nice to have: Experience with CAD, Siteworks, or other technical software related to engineering or architecture.
