Assistant Community Manager (Personal Services)



Reports to: Community Manager & Portfolio Manager
FLSA status: Non-Exempt
Purpose of Job: To assist the Community Manager with marketing the property to prospective residents, to retain current residents, and to ensure the timely collection and deposit of rents and the timely completion of accounting data entry and paperwork.
Essential Job Functions:
Maximize Revenue:
Ensure the timely collection of rents and ensure timely bank depositsAccurately ender resident data and payment information into management softwareAccurately prepare reports for management and ownershipProvide customer service to prospective residents including property tours, telephone inquiries, and by performing move-ins.Ensure that vacant, model and target apartments are spotless, and that appliances and fixtures are in working conditionTrack and follow up with prospective residents utilizing traffic logs and guest cardsEnsure retention of currently residents by organizing resident activities, following up on service requests within 24 hours and handling resident complaintsClimb stairs to inspect 2nd story unitsComply with all Fair Housing and Equal Housing Opportunity requirementsComply with appropriate state and federal landlord/tenant laws and statutesAttend training seminars on a regular basisRespond to emergenciesOther duties as assigned by the property managerMinimize Expenses:Code bills and invoices in a timely mannerSolicit bids from vendorsEfficiently use property resourcesOptimize Curb Appeal:Promptly notify manager of safety concerns or deficiencies in property appearanceEnsure property is always free of litter Physical Requirements and Job Functions: May need to climb stairs to inspect 2nd story unitsAbility to carry or move objects weighing up to 20 pounds

Qualifications:
High School Diploma or equivalentPrevious Property Management experienceWorking experience with Microsoft Office applicationsA valid drivers license, reliable transportation, and automobile insuranceAbility to carry or move objects weighing up to 20 pounds
Working Conditions:
Approximately 75% in office environment using computer and phoneApproximately 25% inspecting property grounds, including apartments, building structure, landscaping, signage which requires the ability to climb stairs and maneuver narrow walkways.
